Emergency Situations: What You Need to Know
In the event of an emergency, which is defined as a situation that could harm someone or cause further property damage if left unattended, it’s important to know what constitutes an emergency and how to address it outside of business hours. Your Property Manager can be reached during normal business hours (9:00 AM – 5:00 PM, Monday to Friday). If you cannot contact your Property Manager and are faced with an emergency, below is a guide on emergency situations and how to handle them should your property manager be unavailable.
ALL MAINTENANCE REQUESTS MUST BE SUBMITTED IN WRITING.
To ensure your maintenance requests are properly processed, please submit them via Tapi or use the ‘Maintenance Request Form,’ which is available online under the "Rent" tab on our website.
Non-Emergency Situations (To Be Reported the Next Working Day)
- Blocked toilet (if there is a second unblocked toilet)
- Stove/oven not working
- General repairs and maintenance
- Blocked pipes, shower, kitchen, or laundry sinks
- Hot water system going hot & cold
- Trouble with reticulation
- Leaking/dripping taps
- Appearance of mice/rats/cockroaches/ants/other pests
- Fence blown down
- Lost keys or keys locked inside the house: During business hours, contact your Property Manager to borrow office keys (with identification). Outside business hours, you may contact a locksmith, but the tenant is responsible for the cost.
Emergency Situations
- Break-in or Damage to Glass
- Contact the Police, file a report, and note the Police report number.
- Call Premier Glass or Action Glass for 24-hour emergency service to replace glass or secure the property. Premier Glass: 9361 9736. Action Glass: 9337 3477.
- Report to your Property Manager the next working day via email with the Police Report Number. Failure to provide this will result in you being invoiced for the glass replacement.
- If the breakage is due to your actions, you may contact a glazier directly, but you are responsible for the cost.
- Hot Water System Stops Working After Hours
- Gas Hot Water System: Check if the pilot light is off and follow instructions to relight.

- Gas Leaks
- Inside the Property: Shut the gas emergency control valve in the meter box. Open all doors and windows to ventilate.

- Outside the Property: Shut off the gas valve in the meter box and contact Alinta Gas on 1800 427 532 or 13 13 58.
- Electrical Issues
- No Power:
- Contact Western Power on 13 10 87 or 13 13 51 to check if there’s a fault in the area.
- Unplug appliances one at a time to check for faulty ones.
- If no area fault is detected, contact one of the recommended emergency electricians:

- Bara Electrical: 6206 6899
- No Lights:
- Turn off all lights, re-engage the trip/RCD switch, and turn on lights one by one to identify the faulty light.
- If the issue cannot be resolved, contact one of the recommended emergency electricians.
- Electrical Problems That May Cause Harm:

- Power Lines Down:
Call Western Power immediately at 13 13 51.
- Burst Water Pipe
- Turn off the water at the mains immediately and contact Water Corporation at 13 13 75. If they are unable to assist, contact one of our recommended plumbers.
Additional Emergency Situations
Impact to Building by Vehicle
- If injury occurs, call an ambulance (000).
- Take details of the driver and vehicle.
- Call the Police and obtain a report number.
- Contact SES (State Emergency Service) at 132 500.
Severe Storm Damage
- If injury occurs, call an ambulance (000).
- Contact SES at 132 500 for storm-related issues.
- For burst water pipes, call a plumber and turn off the water at the mains.
- For electrical damage, call an electrician and turn off power at the mains.
- If there is significant structural damage or flooding, do not stay in the house.
Important Note:
If you proceed with repairs that are NOT classified as emergencies, the owner is not obligated to cover any expenses incurred.
