1.       Viewing Properties

Seeing properties first hand is the easiest way to find an ideal apartment or home. Please contact our office to arrange a suitable time to view properties between 8.45am and 5.15pm, Monday to Friday.

2.       Finance

It is always helpful to discuss your borrowing capacity with your finance provider before looking for your new home. This way, you know exactly which price range to search in. Seek a pre-approval letter where possible, as this will certainly strengthen your offer when it is presented to the owner.

3.       Location

Make a short list of the areas that best suit your lifestyle, taking into consideration such factors as local schools, transport, shopping facilities, proximity to friends and family and recreational facilities.

4.       Research

Gather as much information as you can from newspapers and the internet on the prices of properties in your preferred locations. Attend “Home Opens" and Auctions to help get a feel for prices in the area. This information is so accessible now, that you should become an expert in your preferred locations in no time!

5.       Register

Contact one of our real estate agents and inform them of your requirements. They can then alert you of any new listings that may suit your needs.

6.       Follow Your Heart - to a degree!

Once you have found the ideal home, you will know it! Just to be sure, it is advisable to inspect a property twice before making an offer, preferably at different times of the day. Prior to making an offer, you may also want to get an expert opinion regarding the structural soundness of the dwelling.

7.       The Offer

The offer process in WA is normally completed using a standard "Offer and Acceptance" document accompanied by a separate booklet called "Joint Form of General Conditions for the Sale of Land" which sets out the standard terms of the agreement.

The Offer and Acceptance Document (or "O & A") will be completed with the names of all parties to the contract, the address and legal description of the property, the purchase price, amount and terms of deposit, settlement date, finance particulars, and any other special conditions to the sale. Once this document has been agreed to and signed by all parties a formal contract is in place, binding all parties to the terms of the agreement.
